Roof Replacement & Shingles

How long does a roof replacement take?

Most residential replacements are one day: tear-off in the morning, the new system on and the site cleaned by evening. Steep or cut-up rooflines can run into a second day, and we tell you which yours is when we scope it.

Why architectural shingles over three-tab in Central Maryland?

Architectural shingles are thicker, carry a better wind rating, and lay flatter over an older deck. Three-tab costs less up front and shows every ripple in the roof.

Will you install over my old shingles on a Howard County roof?

No. We strip to the deck. A layover hides rotted sheathing and gives the new nails less to bite.

What shingles do you install?

Owens Corning architectural shingles. You pick the color off real samples held against your own brick or siding rather than off a screen.

What warranty comes with new shingles on a Maryland roof?

Owens Corning warrants the shingles, not us. The Owens Corning Duration shingles we install carry Owens Corning's Limited Lifetime warranty on the shingle materials, for as long as the original owner owns the home, and it transfers to a new owner on Owens Corning's terms. It runs non-prorated for an initial period and prorated after that.

It is a manufacturer's warranty on materials and not a warranty from us on the installation, so it does not pay for labor, tear-off or disposal, and it does not cover the parts Owens Corning did not make: flashing, fasteners, pipe boots and wood decking. Owens Corning publishes the terms for each shingle line. Ask for the ones covering the line going on your roof and read them before you sign.

Do I need a permit to replace a roof in Howard County?

Howard County's Department of Inspections, Licenses and Permits handles building permits for work in the county. Ask that office whether your roof replacement needs one, and ask any roofer who pulls it before you sign.

Are you licensed in Maryland?

Yes. The Maryland Home Improvement Commission register lists Diakite Roofing & Restoration under MHIC #168891.

How is a roof replacement priced?

It depends on the roof in front of us: its size and pitch, the materials you pick, the condition of the decking underneath, how easy the roof is to reach, and what the job includes. We measure the roof in person and put the quote in writing. The online instant quote gives a range only, and the written estimate comes after the free inspection.

Do you replace bad sheathing and house wrap on Central Maryland homes?

Yes, and you see it before we cover it. Rotted sheathing is extra work, priced on the spot.

How many nails per shingle do you use on a Maryland roof?

Six on most slopes, set in the nail zone at the correct depth.

Do you reuse the flashing on a Central Maryland re-roof?

New step flashing, new drip edge, new pipe boots. We do not bend old flashing back into place.

Storm, Hail & Insurance Claims

Do you handle insurance work?

Yes, that is where the restoration side comes from. We document the damage slope by slope, and the scope is written in Xactimate, the same estimating software the carriers use, so the numbers line up with what your adjuster is looking at.

Will insurance definitely cover my roof in Maryland?

Nobody can promise that. Coverage comes down to your policy, your deductible, and what the adjuster agrees the storm did. What we control is the quality of the evidence.

My Maryland claim was denied or underpaid. Is it too late?

Not always. A documented inspection sometimes gives an insurer grounds to take a second look, particularly when the first inspection skipped slopes. We will get up there and tell you straight whether there is anything worth reopening.

How soon after a Howard County storm should I get the roof looked at?

Soon. Policies carry filing deadlines, and hail damage keeps opening up under sun and freeze cycles until it leaks. Call (667) 200-6656 and we will get out to look.

Is storm damaged siding covered by insurance in Maryland?

Often, when hail or wind caused it. We document siding damage the same way we document a roof and scope it in Xactimate, then the insurer decides. We do not predict that decision for you.

Is a tarp a repair on a Maryland storm claim?

No. It is a temporary cover that stops water from spreading. The roof still has to be replaced, and the tarp is what protects the inside of your house until it is.

Will insurance pay for tarping in Maryland?

Emergency mitigation is often a line item on a storm loss and we scope it in Xactimate with the rest. Whether it gets paid depends on your policy and your adjuster, so we will not promise it.

Free Roof Inspection

Do you charge for the inspection?

No. The inspection is free and there is no obligation attached to it. Our owner walks the roof, photographs every slope, and tells you what is actually up there before anyone talks about scope or price.

How long does a roof inspection take on a Howard County house?

Usually under an hour on a typical Columbia house, plus the time we spend going through the photos with you afterward.

Do I need to be home for a Howard County roof inspection?

It helps. We go through the photos with you at the end, and that is easier in person than over the phone.

Will you tell me if my Howard County roof does not need replacing?

That is exactly what happened here, in the homeowner's own words on our Google profile: "Lassana came out and looked at my roof after all the crazy storms going around and told me that my roof doesn’t have any damages yet whereas all the over roofers told me I need a new roof. My
Roof was only 10 year old" (xxmicca xx, 5 stars).

What is the catch with a free roof inspection in Howard County?

There is not one. Inspections are how we find work in Howard County, and if the roof does not need replacing we say so.

Siding

What does finished siding work look like on a Howard County house?

One customer described it on Google: "Great experience! The contractor did an excellent job installing my siding. They were professional, efficient, and paid close attention to detail. The finished work looks amazing, and I would definitely recommend them to anyone looking for quality siding work." (Hugo Arredondo, 5 stars)

How long does a siding job take in Howard County?

It depends on the size of the house and how many elevations are coming off. You get a day count with the quote. We work Monday through Saturday, 8am to 5pm.

Can you do the roof and the siding together on one Central Maryland job?

Yes, and it usually makes sense. One crew and one schedule, and the wall-to-roof flashing gets handled as one detail.

Commercial & Flat Roofing

What kind of Central Maryland buildings do you take on?

Offices, retail, small industrial, churches, and multifamily across Howard County and the counties around it. If a building is bigger than we can staff properly, we tell you up front.

Which flat roof system will you use on my Howard County building?

That comes out of the survey. Deck type, insulation condition, foot traffic, and the equipment sitting on the roof all steer it. We walk you through the system we recommend and why before anything gets ordered.

Can you work around our business hours in Central Maryland?

We sequence the job to keep entrances and tenant spaces usable and plan the loud, disruptive stages with you in advance. Our crews work Monday through Saturday, 8am to 5pm.

Financing

Do you lend the money?

No. Diakite Roofing & Restoration is a roofing contractor. Financing is offered through Enhancify and its lending partners, and any loan agreement is between you and the lender that makes the offer.

What rate and terms would I get?

We do not set them and we do not see your offer before you do, so we are the wrong people to ask. Enhancify publishes its rate information and disclosures on its own page, and the binding rate, term and payment come from the lending partner in writing. Read those terms before you sign anything.

Does applying affect my credit?

Enhancify answers that one, not us. Their own wording is: "Enhancify does not pull your credit and in most instances our lending partners will only do a soft inquiry to shop your loan options."

The detail is in Enhancify's terms, on their page.

Which jobs can be financed?

That is Enhancify's call, through its lending partners. The two big-ticket jobs on this site are roof replacement and siding replacement, and the Enhancify page linked here is the branded page set up for Diakite Roofing & Restoration work.
