    You get the scope in writing with your shingle color and a firm install date. Nothing changes on install day.

    Tear-Off and Deck Check

    The old roof comes off to bare wood. Failed sheathing gets replaced, then ice and water barrier goes down at the eaves and valleys.

    New System and Cleanup

    Underlayment, shingles, flashing, and ridge vent go on, then we run magnets over the lawn and driveway before we pull out.

What a Full Roof Replacement Includes on a Columbia Home

A replacement starts with getting the old roof off. Every layer comes down to bare wood, because the deck is the one part of the assembly nobody can grade from a driveway.

With the sheathing open we walk it, mark anything spongy or delaminated, and swap those sheets before new material goes on. Then the sequence runs in order: ice and water membrane at the eaves and up the valleys, drip edge, synthetic underlayment over the field, starter strip along the rakes and eaves, Owens Corning architectural shingles set to the nailing pattern the wrapper calls for, new pipe boots, new valley metal, and step flashing woven into the courses at every wall and chimney rather than smeared over with sealant.

Ventilation gets sized at the same time, not left the way the last crew found it. A roof needs intake low and exhaust high in a rough balance, and plenty of Maryland attics are running exhaust with almost no soffit intake feeding it.

That imbalance cooks shingles from underneath through a humid Howard County July and pushes moisture into the sheathing all winter. Correcting it while the deck is open costs a fraction of what it costs later.

Most Homes Are Done in One Day, and That Is a Weather Decision

Most residential roof replacements we do are finished in one day. That has less to do with hustle than with exposure. A torn-off roof is an open building, and central Maryland weather can turn a clear morning into a thunderstorm by three in the afternoon.

Getting from bare deck back to a dried-in, shingled roof inside one working day is how you keep a pop-up storm from becoming a drywall claim. It takes crew size and staging, which is why we plan the material drop, the dumpster placement, and access before the first shingle moves.

The end of the day matters as much as the start. Debris gets loaded, the ground gets a magnet run for nails, and the driveway and beds get walked before anyone leaves. Homeowners notice that part more than they notice the underlayment.

What Can Change the Scope After Tear-Off

Two things change a roof number after the old material is off, and an honest contractor tells you about both before you sign. The first is layers. One layer coming off is standard; a roof carrying two or three means more labor hours and a heavier dumpster.

The second is decking. Rotted plywood around a chimney, a soft spot under an old skylight curb, or a section of board sheathing that has taken years of slow leaking all has to be replaced, and none of it is reliably visible from the outside.

The other items that sometimes surface: a chimney that needs its counterflashing cut back into the mortar joint instead of caulked to the brick, a skylight old enough that reflashing it makes no sense without replacing the unit, and bath fans discharging into the attic instead of through the roof. We photograph anything like that and show it to you before we touch it.

The Owens Corning Duration shingles we install carry Owens Corning's Limited Lifetime warranty on the shingle materials, for as long as the original owner owns the home, and it transfers to a new owner on Owens Corning's terms. It runs non-prorated for an initial period and prorated after that. It is a manufacturer's warranty on materials and not a warranty from us on the installation, so it does not pay for labor, tear-off or disposal, and it does not cover the parts Owens Corning did not make: flashing, fasteners, pipe boots and wood decking. Owens Corning publishes the terms for each shingle line. Ask for the ones covering the line going on your roof and read them before you sign.
