    The inspector walks the slopes and photographs shingles, flashing, valleys, penetrations, and the ridge. Where the attic is accessible, sheathing and ventilation get checked too.

    Walk the Photos Together

    You get shown what was found, slope by slope: what is urgent, what can wait, and what is simply fine.

    Your Call

What Actually Happens During the Inspection

A HAAG certified inspector gets on the roof. That sounds obvious until you have watched somebody assess a roof from the driveway with binoculars and a tablet.

Every slope gets walked where it is safe to walk, and we photograph the field shingles, the granule condition, the ridge and hip caps, all the valleys, the flashing at every chimney, dormer, and wall, the pipe boots, and the soft metal at the gutter line and vents. On a storm inspection we chalk test squares and count impacts per square, so the finding is a number instead of an impression.

Then we go inside and into the attic. That is where a roof tells the truth about itself: daylight through the sheathing, dark staining around nails, rusted fasteners, matted insulation, mold on the underside of the deck, and whether the bath fans terminate outside or into the attic.

Ventilation gets measured on the same visit. A good share of the roofs we see that failed early failed because nothing was pulling air in at the soffit.

Sometimes the Answer Is That Your Roof Is Fine

Free inspections have a reputation, and it is mostly deserved. Plenty of companies use them as an excuse to be on your roof so they can tell you it needs replacing.

When a Columbia Roof Inspection Is Worth Booking

Two windows are worth putting on the calendar. The first is after any hail or high-wind event, because carriers work on deadlines and hail bruising can sit invisible for a year or two while the clock on your claim runs down. The second is spring, once freeze-thaw season is behind you and before the summer storm run gets going, which in central Maryland means the April through June stretch when the wind and hail actually arrive.

It is also worth a visit when the roof is somewhere between 15 and 25 years old and you want a real answer about how much life is left, when you are buying or selling and want documentation, or when there is a stain on a ceiling and no idea where the water started.
