What we check before putting the price in writing
The address tells us where the property is. It does not tell us how many roofing layers are already there, whether the deck has soft or rotted sections, or what is happening around the chimney, walls, skylights, and pipe boots. Those details change the scope, so we check them before the written estimate is treated as final.
During the free inspection, we measure the roof and look at the shingles, flashing, penetrations, and ventilation. If storm damage is involved, we photograph it slope by slope and write the loss in Xactimate, the estimating software used for the insurance scope. If the roof is still sound, we say so. The inspection does not obligate you to replace it.
A replacement estimate spells out the work instead of reducing the job to one online number. It accounts for the tear-off, the roof deck, underlayment, flashing, ventilation, shingles, and cleanup that apply to that property. A full roof replacement also carries the recorded gutter package: up to 100 feet of gutter, gutter guard, and downspouts. The final scope is reviewed with you before work is scheduled.
