The Short Answer for Annapolis
Diakite Roofing & Restoration handles roof replacement for Annapolis homes in Anne Arundel County, where the highest point in the city is only about 50 feet above sea level and wind comes straight off open Bay water. Every job opens with a free inspection, then a written scope.
- How long does a roof replacement take on an Annapolis home? Most are done in one working day, cleanup included.
- Why does wind change the job here? Nothing slows it down, so nailing count, the starter course, and the perimeter detail carry the load.
- Does salt air matter? Yes. Flashing, fasteners and exposed metal get specified for it.
- Who issues the permit? The Anne Arundel County Department of Inspections and Permits.

The Difference
Why Annapolis homeowners choose us for roof replacement
We don't price an Annapolis roof from the curb. Our owner goes up first and photographs every slope, and you see those photos before anything is quoted. Then the crew strips it to bare wood, checks the deck, and puts down an Owens Corning system fastened for the wind that comes straight in off the Severn and the Bay. Most homes are finished in a single day.

Roof replacement on the Bay: what Annapolis changes
Wind, salt, and a city with no high ground
Annapolis sits at the mouth of the Severn where it meets the Chesapeake, on the Atlantic Coastal Plain, and it is genuinely flat. The Bay keeps winter lows milder than places inland.
A new roof here takes two pressures the same roof in Carroll County does not: uplift at the perimeter courses, the rakes, and the ridge, and salt on the metal.
Both get specced before the first bundle goes up. For uplift that means starter courses along the eaves and rakes and every nail the Owens Corning wrapper calls for. The salt concern is the metal at the drip edge, the pipe boots and the walls, where the step flashing is woven into the courses rather than smeared with sealant. Underneath, it's the same as anywhere else we work: tear-off to bare wood, a checked deck, ice and water membrane at the eaves and valleys, and synthetic underlayment.

Why one day matters with Bay weather
Annapolis has a long, documented record of hurricanes and coastal storms, and the rain here is wind-driven rather than merely falling. Monthly precipitation runs from about 2.38 to 5.14 inches through the year, with no dry season to wait for.
A torn-off roof is an open building. Getting from bare deck back to a dried-in, shingled roof inside one working day is how a storm off the Bay stays off your ceilings, which is why we plan the material drop, the dumpster, and access before the first shingle moves.
The Annapolis station's 1991-2020 normals from NOAA count about 20 days a year at 90 degrees or hotter. A roof surface runs well above the air temperature on those days, and an attic with weak venting bakes the deck and the shingles from below.

Replacing a roof in the colonial core
The old city is a colonial historic district, with Main Street running down from Church Circle and St. Anne's to City Dock and about 120 18th-century buildings still standing. Work in there comes with review constraints and streets that have nowhere to put a dumpster.
Downtown, the first thing we work out is where a dumpster and a material drop can go, since the historic streets usually have room for neither. Out toward Bestgate or Broadneck that barely comes up. On a building that old the flashing runs into original masonry, so it's quoted with the roof, and if any part of it is outside what we do, we tell you before you sign.

Flooding, and what a new roof can and cannot do
Coastal flooding in Annapolis is rising at the fastest rate in the country, and 2024 set a record at 120 flooding events. That's tidal water in the streets. A new roof does nothing about it, and we won't sell you one on that basis.
What it does mean is that the storms driving water into the low streets are the same storms bringing the wind that lifts shingles and opens flashing. After weather we inspect for what you cannot see from the ground: creased tabs that laid back down, hail bruising in the mat, lifted ridge, and opened seams, photographed by slope and written up in Xactimate.

What can change the scope after tear-off
The quote can move after tear-off, and you hear the reasons before you sign. Layers come first. A second or third layer over the original is more labor and a heavier dumpster, and in the older parts of town that dumpster also has to find somewhere to sit.
Then the deck. A soft run beside a chimney or under an old skylight curb doesn't show from outside, and with the wind-driven rain Annapolis gets it's worth looking for. We photograph anything soft and show you before we cut it out.
We work Monday through Saturday, 8am to 5pm, and the free inspection on an Annapolis roof comes with no obligation to hire us. Our Google rating is 5.0. Call (667) 200-6656 to book it.

Watch For These
Signs an Annapolis roof is due for replacement
- Shingles curling, cupping, or shedding granules across whole slopes
- Perimeter tabs and ridge caps lifting after wind off the water, the first place a Bay gust gets under a roof
- Corrosion on drip edge, flashing, or vent metal from salt-laden air
- Water stains spreading on upstairs ceilings after wind-driven rain
- Shingle tabs and nail pops in the yard after every windy day
Seeing one of these? Call (667) 200-6656 or book a free inspection.

Included on a Full Replacement
Gutter, guard and downspouts included on an Annapolis replacement
Every full roof replacement we do in Annapolis comes with 100 feet of gutter, gutter guard and downspouts on the same job. It is part of the replacement rather than a second trip and a second invoice, and it is hung with the new drip edge and starter course, the one moment those pieces get to line up correctly.
Included with a full roof replacement. It is not a standalone service, and there is no end date on it.
Book a Free Annapolis InspectionOur Process
How a Annapolis roof replacement runs
- 01
Free inspection
Our owner walks the roof, photographs every slope, and tells you honestly whether an Annapolis replacement is warranted yet or whether the roof has years left.
- 02
Written scope and date
You get the scope in writing with your shingle color, the gutter package, and a firm install date. The Anne Arundel County permit is pulled as part of the job, and a historic core address gets its staging plan here too.
- 03
Tear-off and deck check
The old layers come off to bare wood. Failed sheathing gets replaced, then ice and water barrier goes down at the eaves and valleys.
- 04
New system and cleanup
Underlayment, Owens Corning shingles, flashing, and ridge vent go on with the metals and fasteners specified for salt air, then we run magnets over the lawn and driveway before we pull out.
Working out how to pay for it? Financing is offered through Enhancify and its lending partners.
Good to Know
Annapolis roof replacement: frequently asked questions
How long does a roof replacement take on an Annapolis home?
Most Annapolis homes are one day: tear-off in the morning, the new roof on and the site cleaned by evening. Steep roofs and cut-up rooflines can run into a second day, and we tell you which yours is when we quote it.
Why does wind matter so much for a new roof in Annapolis?
Because there is nothing to slow it down. Annapolis sits on the Atlantic Coastal Plain, it is relatively flat, and its highest point is only 50 feet above sea level, so wind off open Bay water reaches roof edges, rakes, and ridges directly. Nailing count, the starter course, and the perimeter detail are what hold a roof down in that exposure.
Does salt air change the materials on an Annapolis roof?
It changes the metal. Salt-laden air works on fasteners, flashing, and every piece of exposed metal, so we use coated or aluminum metals in the right places and appropriate fasteners on exposed work, and we pay attention to where dissimilar metals touch, because that contact is where corrosion accelerates.
Can you replace a roof in the Colonial Annapolis Historic District?
Yes. About 120 18th-century buildings still stand in the district, a National Historic Landmark District since 1965. Work there comes with review constraints and streets with nowhere to put a dumpster, so staging gets settled before we quote a date, and on buildings of that age we say plainly what we can and cannot do.
Who issues the roofing permit for an Annapolis replacement?
Annapolis sits in Anne Arundel County. Ask the permit office with authority over your address whether the City of Annapolis or the Anne Arundel County Department of Inspections and Permits issues the permit for your street.
