The Short Answer for Catonsville

Diakite Roofing & Restoration does roof replacement for Catonsville homes in Baltimore County, where one street can hold a century-old summer house and a 1960s tract gable. We start with a free inspection and follow it with a written scope.

  • How long does a Catonsville replacement take? Most homes take one day. A steep Victorian with dormers can run longer.
  • Does the age of my house change the job? Yes. A Frederick Road Victorian and a Westview Park house get scoped differently.
  • Why is Westview Park re-roofing all at once? About 1,800 houses went up there from 1955 to 1967, so they age together.
  • Who issues the permit? Baltimore County's Department of Permits, Approvals and Inspections.

The Difference

Why Catonsville homeowners choose us for roof replacement

Catonsville roofs run from Victorian summer houses to builds from the late 2010s, so a quote should never come from the address alone. Our owner climbs the roof with a camera first and hands you every photo before a price is written. Then the crew tears off to bare wood, looks over the deck, and installs a new Owens Corning shingle system, usually inside a single day.

  • Steep Victorian roofs get the detail time

The old summer houses along Frederick Road carry dormers, turrets, porch roofs, and chimneys. On those roofs the flashing and valley work is most of the job, and we plan for it in the written scope so it does not surprise anyone on install day.

  • Mid-century decks get a full check

On the Westview Park houses the decking can be as old as the house. Once the shingles are off we can see every board, so rotten ones get swapped and the attic ventilation gets corrected before anything new goes down.

  • 100 feet of gutter included

Every full roof replacement includes 100 feet of new gutter plus gutter guard and downspouts, put up alongside the new drip edge during the same visit.

Good to Know

Roof replacement across Catonsville's roof generations

A commuter suburb built in layers

Catonsville sits on Baltimore's western edge in Baltimore County, and it was built in waves. Wealthy Baltimore merchants put up summer homes along Frederick Road. Horsecars reached the town in 1862, the Catonsville Short Line followed in 1884, and electric streetcars in the 1890s made it one of the first commuter suburbs in the country.

Building kept going through the 1970s. The Joseph Meyerhoff Company put up Westview Park in stages from 1955 to 1967, roughly 1,800 houses, and Woodbridge Valley added about 1,000 units in the 1970s.

So a Catonsville roof can sit on a house from almost any decade. A Westview Park block tends to come due at once, because its houses share an age and their original decking. On those roofs we open the whole deck, cut out failed boards, and correct the ventilation before the new underlayment goes on.

Winter installs and Catonsville snow

Snow averages about 19 inches a winter in NOAA's 1991-2020 normals for the BWI station. Cold matters on install day, because the sealant strip on each shingle course has to warm up before it bonds to the course below.

When we install in the cold months we seal the rakes, eaves, and ridge by hand instead of waiting on a warm week. The free inspection also tells you if your roof can hold until spring.

Victorians, a historic district, and newer streets

The summer homes off Frederick Road have steep, cut-up roofs with turrets, dormers, porch roofs, and masonry connections. The flashing and valley work on those roofs is where most of the hours go.

The Winters Lane Historic District, a historically African American community built between 1867 and the mid-1940s, joined the National Register in 2007. Its houses need era-appropriate work, and we talk through the details at the inspection.

Newer roofs are here too. Ashton Valley went in during the 1990s and Arden Parke in the late 2010s. Those houses get their own scope, and on any of them you see photos of what is failing before we write a number.

Hills, the Patapsco, and old trees

Catonsville sits above the Fall Line on rolling Piedmont hills cut by streams, looking out over the coastal plain and the Bay to the east. The Patapsco River and Patapsco Valley State Park form its western and southern edge.

On the older streets, roofs sit on hillside lots under mature trees. Limbs come down in summer thunderstorms, north slopes stay damp enough to grow moss and algae, and valleys fill with leaves every fall.

On a replacement we put in new valley metal and weave the step flashing into the courses at every wall instead of covering it with sealant. We size the ventilation at the same time, since an attic with exhaust and little intake pushes moisture into the sheathing through the winter.

Storm claims and the Baltimore County permit

Storm season runs April into June here, as it does across the region. Hail can fracture a shingle's mat and knock granules loose without leaving anything you can see from the yard. For a claim we chalk test squares on every slope, count the hits, photograph the field shingles and the dents in gutters and vents, and write the scope in Xactimate so the adjuster can check it line by line.

A residential re-roof permit here comes from Baltimore County, through its Department of Permits, Approvals and Inspections. Our hours are 8am to 5pm, Monday through Saturday, and we hold a 5.0 rating on Google. Call (667) 200-6656 to book the free inspection.

Watch For These

Signs a Catonsville roof is due for replacement

  • Granules washing off and shingles curling across whole slopes rather than one patch
  • Several Westview Park neighbors re-roofing in the same year, since those houses share an age
  • Leaks around a dormer, turret, or chimney on an older Victorian roof
  • Moss, algae streaks, or soft spots on a north slope under big trees
  • Valleys that pack with leaves every fall and send water under the shingle courses

Seeing one of these? Call (667) 200-6656 or book a free inspection.

Included on a Full Replacement

Gutter, guard and downspouts come with a Catonsville roof replacement

A full roof replacement in Catonsville includes 100 feet of gutter, gutter guard and downspouts, installed during the same job. There is no second visit to book and no second invoice. Our Process

How a Catonsville roof replacement runs

  1. 01

    Free inspection

Our owner climbs the roof, photographs each slope, and gives you a straight answer: replace the Catonsville roof now, or get a few more years out of it.

  2. 02

    Written scope and date

You get a written scope that lists your shingle color and the gutter package and sets a firm install date. We pull the Baltimore County permit as part of the job.

  3. 03

    Tear-off and deck check

The old shingles come off down to the deck. Rotted or split boards are replaced, and ice and water barrier goes in at the eaves and valleys.

  4. 04

    New system and cleanup

Next come the underlayment, flashing, Owens Corning shingles, and a ridge vent. Before the truck leaves, we sweep the lawn and driveway with magnets for stray nails.

Working out how to pay for it? Financing is offered through Enhancify and its lending partners.

Catonsville roof replacement: frequently asked questions

How many days does a Catonsville roof replacement take?

Most homes take one day, with tear-off in the morning and a clean yard by evening. A steep Victorian with dormers, turrets, and porch roofs can need a second day, and your written scope will say which to expect.

Why are so many Westview Park roofs being replaced at the same time?

Because the houses are the same age. The Joseph Meyerhoff Company built Westview Park in stages from 1955 to 1967, roughly 1,800 houses, so the roofs share an era and their original decking. When the neighbors start getting quotes, it is a good time for your free inspection.

Can you replace the roof on an old Victorian off Frederick Road?

Yes. Wealthy Baltimore merchants built large Victorian and colonial summer homes along the old Frederick Turnpike, and those roofs are steep and busy, with dormers, turrets, and several valleys. They are a different job from a tract roof, and we quote them that way after the free inspection.

Who issues the roofing permit for a Catonsville replacement?

Catonsville sits in Baltimore County, so a residential re-roof permit comes from the Baltimore County Department of Permits, Approvals and Inspections rather than from the town. We pull the permit as part of the job.

What is included with a full Catonsville roof replacement?

You get 100 feet of gutter along with gutter guard and downspouts, all installed on the same job. It is written into the scope, so it is settled before work starts, and the water coming off the new roof has a place to go from the first day.
