The Difference
Why Elkridge homeowners pick us for a new roof
Our owner gets up on your roof with a camera before anyone talks price, and every photo comes to you. That goes for a townhome in one of the newer subdivisions and for an old house on Lawyers Hill. The crew tears off to bare deck, replaces boards that have failed, and puts down a new Owens Corning shingle system, usually in a day.

Good to Know
Roof replacement in Elkridge, from Lawyers Hill to the newest subdivisions
Ten years, nearly 10,000 more people
Elkridge is the oldest settlement in Howard County and lately one of its fastest growing. The census counted 15,593 people here in 2010 and 25,171 in 2020, and much of that growth moved into townhomes and single-family houses built over the last two decades.
Roofs put on in the same few years tend to wear out in the same few years, so when a couple of houses on your street have dumpsters out front, get the free inspection on yours.
The other end of the range is old Elkridge, with summer estates on Lawyers Hill and brick and stone from the furnace and milling years. Those jobs go slower: old roof stripped, damaged boards replaced, flashing rebuilt wherever the roof meets masonry, and the ventilation corrected while the deck is open.

Excellent service from start to finish! The team is professional, responsive, and delivers high-quality work. I highly recommend them!
Hot summers, cold installs, and the attic in between
The NOAA station at BWI, about 3 miles from Elkridge, logs roughly 34 days a year at 90 degrees or hotter in its 1991-2020 normals. An attic with too little intake ventilation holds that heat against the underside of the deck, right under the new shingles, so we size the vents while the roof is open.
Winter is the opposite problem. The sealant strip on each shingle needs warmth to bond to the course below, so on a cold-weather install we hand seal the rakes, eaves and ridge.

Townhome rows and steep old rooflines
A lot of the newer Elkridge housing is townhomes, where your roof runs into your neighbor's at the party wall. That joint has to be flashed and lapped so water from their side stays out of your attic.
Up on Lawyers Hill, one of only two historic districts in Howard County and on the National Register since 1993, the houses were built one at a time. Steep pitches, old chimneys and masonry walls mean each one gets its own scope, with photos of what's failing before you see a number.

The Patapsco valley, the state park, and the highways
The Patapsco is the line between Elkridge and Baltimore County, and the old tree cover along the valley comes right up to a lot of roofs. North slopes stay damp, algae streaking shows up there first, and valleys and gutters load with leaves.
Near the Thomas Viaduct, built in 1833 at the entrance to Patapsco Valley State Park, houses sit on wooded valley slopes where getting equipment to the roof takes some planning.
Then there's the traffic. I-95 runs along the northwestern edge, I-895 crosses the northern corner, MD-100 goes through the south, and I-195 and the Baltimore-Washington Parkway pass just east, and the grit from all of it settles in the valleys. On a replacement the valleys get new metal and the step flashing at each wall is woven into the courses instead of sealed over.

Hail claims and the Howard County permit
Elkridge storm claims run through the same April to June window as the rest of central Maryland. For a claim we chalk test squares on every slope and count the impacts, photograph the field shingles and any dents in gutters and vents, and write the scope in Xactimate so your carrier sees it line by line.
Elkridge isn't incorporated, so a re-roof permit, where one is required, comes from Howard County's Department of Inspections, Licenses and Permits. We work Monday through Saturday, 8am to 5pm, with a 5.0 rating on Google. Call (667) 200-6656 to set up the free inspection.

Watch For These
When an Elkridge roof is ready to be replaced
- Granules washing into the gutters and shingle edges curling or cupping on more than one slope
- Dumpsters going up around a 2000s or 2010s subdivision, since roofs installed together tend to age together
- Green or black streaking on north slopes under the Patapsco valley trees
- Gritty buildup packed into valleys and gutters on houses close to the highway corridors
- Flashing pulling away where an older roof meets a brick chimney or stone wall
Seeing one of these? Call (667) 200-6656 or book a free inspection.

Our Work
Recent roof replacements, tear-off through final cleanup

Included on a Full Replacement
Gutters, guard and downspouts come with an Elkridge re-roof
A full roof replacement in Elkridge comes with 100 feet of gutter, gutter guard and downspouts, put up by the same crew on the same job, with no separate visit and no separate bill. On a house under the valley trees or near the highway grit, the guard keeps the gutters open so the water off the new roof actually reaches the downspouts.
Included with a full roof replacement. It is not a standalone service, and there is no end date on it.

What an Elkridge roof replacement looks like, start to finish
- 01
Free inspection
Our owner walks the roof, photographs each slope, and tells you straight whether it needs replacing now or still has some years in it.
- 02
Written scope and date
The scope comes in writing, with your shingle color, the gutter package and a set install date. If Howard County requires a permit for your job, we pull it.
- 03
Tear-off and deck check
Everything comes off down to the deck. Rotted or split boards get cut out and replaced, and ice and water barrier goes in along the eaves and valleys.
- 04
New roof and cleanup
Underlayment, Owens Corning shingles, new flashing and ridge vent go on, and a magnet sweep of the yard and driveway finishes the day.

Good to Know
Elkridge roof replacement questions
How long does a roof replacement take on an Elkridge home?
One working day for most houses, with tear-off in the morning and cleanup by evening. A big or steep roof, like some of the older homes on Lawyers Hill, can take a second day, and your written scope tells you which to expect.
Why are so many roofs in my Elkridge neighborhood being replaced at the same time?
Because a lot of Elkridge went up at the same time. The population grew from 15,593 in 2010 to 25,171 in 2020, and the townhomes and houses built through the 2000s and 2010s are reaching their first replacement together. If neighbors are getting quotes, a free inspection tells you where yours stands.
Do you replace roofs on the older Lawyers Hill houses?
Yes. Those houses were built one at a time as summer estates, so the pitch, the chimneys and the masonry walls differ from house to house. The flashing where the roof meets brick or stone is usually what fails first, and it gets rebuilt as part of the replacement.
Who issues the roofing permit for an Elkridge replacement?
Howard County. Elkridge is an unincorporated community, not a city, so permits come from the county's Department of Inspections, Licenses and Permits rather than a town office. Ask the county whether a re-roof at your address needs one.
What is included with a full roof replacement in Elkridge?
100 feet of gutter, gutter guard and downspouts, put up on the same job as the roof. It is written into your scope, so there is no question later about what you are getting.
