The Difference
Why Ellicott City homeowners choose us for roof replacement
Our owner does the inspection himself and hands you the photos, and you decide from those whether the roof needs replacing. After that it's bare wood, a deck check, drainage sized for the cloudbursts Ellicott City gets, and a new Owens Corning shingle system. Most homes are finished in a single day.

What homeowners say
This company was very professional and very prompt. They explained everything to me in detail, along with pictures and videos. They got the job done quickly and thoroughly, and at a reasonable price. I would highly recommend Diakite Roofing and Restoration, and I would use them again if I needed to in the future.
Lassana came out and looked at my roof after all the crazy storms going around and told me that my roof doesn’t have any damages yet whereas all the over roofers told me I need a new roof. My
Roof was only 10 year old

Roof replacement in the old town and on the hills
Two housing stocks, two different jobs
Ellicott City is the county seat of Howard County, and its housing splits hard. The oldest buildings stand along Main Street, Tonge Row, and the West End, many of them stone, granite, and brick. Out from that core it is a suburb that has been filling in since Normandy Heights went up as the first major subdivision in 1955.
The two ask different things of a replacement. On the historic buildings the roofs are steep, cut up, and tied into masonry, so the work is counterflashing let into mortar joints, rebuilt valley metal, and careful detail at every wall and chimney.
In the subdivisions the questions are the deck and the attic. A mid-1950s house here is on its third roof by now, likely over plank decking, and the ventilation almost always needs correcting while the deck is open. A 1990s colonial on the other side of Centennial Road needs almost none of that, and it gets priced that way.
More about roof replacement
This whole experience was stress- free and professional. Lass explained everything clearly step by step and made sure I was comfortable with the whole process. The work was neat and punctual and all the materials were cleaned up quickly. The roof looks great! I highly recommend their services, you will be very pleased with the results.
Why the rain decides the roof here
The old town's water problem starts in the Tiber valley, just west of the Patapsco, where several deep stream valleys run together. The July 30, 2016 storm dropped 6 inches of rain there in two hours. On May 27, 2018 the region got more than eight inches in two hours, and an ordinary year still averages three to five inches a month.
None of that is an insurance claim. Roofs on the hills above the valley take that volume all at once, and a worn valley or a weak flashing joint shows up the same afternoon.
So a replacement here gets valley metal sized for that flow and downspouts that put the water somewhere other than against the foundation.

Staging a job in the Historic District
Main Street has no room to stage a roof job, so a Historic District replacement gets planned from the street first. Where the dumpster sits and how the crew gets onto the slope are both settled before you get a date.
Historic Ellicott City also sits on Ellicott City Granodiorite, with outcrops lining Main Street, which limits how water can be routed away from a building. On those roofs the roof, the flashing, and the masonry get treated as one system rather than three.

Hail and wind claims on an Ellicott City roof
Howard County's claim season is April into June, and from the yard most hail and wind damage does not look like much.
We photograph it slope by slope, along with the dents in gutter apron and vent metal that date and size the storm. We write the loss in Xactimate, the software your carrier already prices from.

What can change the number after tear-off
On a mid-1950s Ellicott City house the price can shift after tear-off, and we explain how before you sign. Layers are one reason. Some of these houses got their third roof nailed over the second, and every layer past the first is more labor and a heavier dumpster.
The deck is the other. Plank sheathing around a chimney or under an old skylight curb can rot through without a sign from the driveway, and when we find it, you see the photos before the boards come out.
BWI's 1991-2020 normals show more than 80 freeze-thaw days a year, nights at or below freezing followed by afternoons above it. On a mid-1950s roof that cycle keeps working at old nail holes and worn sealant lines.
Crews go out Monday through Saturday, 8am to 5pm, and every Ellicott City job is a run up MD-108 from Columbia, about 6 miles away in a straight line. The free inspection comes with no obligation to hire us, and our Google rating is 5.0. Call (667) 200-6656.

Watch For These
Signs an Ellicott City roof is due for replacement
- Shingles curling, cupping, or shedding granules across whole slopes
- Water showing up at a valley or a wall joint after a heavy thunderstorm, where two planes of runoff meet
- A mid-century house on its third roof, sometimes with one layer nailed over the last
- Flashing at a chimney or stone wall that has been caulked on instead of let into the mortar joint
- Water stains spreading on upstairs ceilings or dark streaks on the attic side of the sheathing

Included on a Full Replacement
Gutter, guard and downspouts included on an Ellicott City replacement
Every full roof replacement we do in Ellicott City comes with 100 feet of gutter, gutter guard and downspouts on the same job. It is part of the replacement rather than a second trip and a second invoice, and on a hillside lot it is what carries the water from a new roof away from the foundation instead of dropping it beside the wall.
Included with a full roof replacement. It is not a standalone service, and there is no end date on it.

How an Ellicott City roof replacement runs
- 01
Free inspection
Our owner walks the roof, photographs every slope, and tells you honestly whether an Ellicott City replacement is warranted yet or whether the roof has years left.
- 02
Written scope and date
You get the scope in writing with your shingle color, the gutter package, and a firm install date. The Howard County permit is pulled as part of the job, and on a Historic District street the staging plan is settled here too.
- 03
Tear-off and deck check
The old layers come off to bare wood. Soft or rotted decking gets replaced, then ice and water barrier goes down at the eaves and up the valleys.
- 04
New system and cleanup
Underlayment, Owens Corning shingles, valley metal, flashing, and ridge vent go on, then we run magnets over the lawn and driveway before we pull out.

Good to Know
Ellicott City roof replacement: frequently asked questions
How long does a roof replacement take on an Ellicott City house?
Most Ellicott City homes are one day: tear-off in the morning, the new roof on and the site cleaned by evening. Steep roofs and cut-up rooflines, which the older houses here have plenty of, can run into a second day, and we tell you which yours is when we quote it.
Can you replace a roof on a building in the Ellicott City Historic District?
Yes. The oldest buildings along Main Street and Tonge Row are stone, granite, and brick, and on those roofs the counterflashing is let into the mortar joints and tied into the masonry rather than caulked on. The street has no room for staging, so the dumpster, the material drop, and roof access get planned before we set a date.
My house went up in the 1950s. What should I expect under the old roof?
A mid-1950s house in Ellicott City is usually on its third roof by now, likely over plank decking, and the ventilation almost always needs correcting while the deck is open. We tear off to bare wood, show you any boards that are split or rotted, and size the ventilation before new material goes down.
Who issues the roofing permit for an Ellicott City replacement?
Ellicott City sits in Howard County, so building permits for work there come from the Howard County Department of Inspections, Licenses and Permits rather than from the town.
What shingles do you install on an Ellicott City roof, and what is the warranty?
Owens Corning architectural shingles. Owens Corning warrants the shingles, not us: their Limited Lifetime warranty covers the shingle materials for the original owner, non-prorated for an initial period and prorated after. It does not pay for labor, tear-off, flashing, fasteners, pipe boots or decking. Ask for the terms covering your shingle line and read them before you sign.
