The Short Answer for Silver Spring
Diakite Roofing & Restoration does roof replacement on Silver Spring houses in Montgomery County, many of them old enough to have plank decking and a big tree or two leaning over the roof. We start with a free inspection, then put the scope in writing before anything is booked.
- How long does a roof replacement take on a Silver Spring house? Most are done in a day, tight lot or not, because we plan the staging first.
- Do the big trees over my roof change the job? Yes. We plan for limbs, damp north slopes, and leaf-packed valleys.
- Is there plank decking under my shingles? On the older houses, often. We strip to bare wood and check it.
- Who issues the permit? Montgomery County Department of Permitting Services.

The Difference
Why Silver Spring homeowners pick us for a new roof
Our owner gets up on the roof with a camera before anyone talks price, and you see every photo he takes. On an older house in Woodside Park or one of the Knolls neighborhoods, the crew strips down to bare wood, checks the deck, swaps out failed boards, and installs a new Owens Corning shingle system. Most homes are done the same day.

Roof replacement on Silver Spring's older streets
A suburb that got started early
Silver Spring is an unincorporated census-designated place in southeastern Montgomery County, and its housing goes back further than in most suburbs we work in. The B&O's Metropolitan Branch came through in 1873, and the first suburban development followed in 1887, when Selina Wilson divided part of her farm on what is now Colesville Road.
Woodside Park was laid out in 1922 on one-acre home sites. The Silver Spring Shopping Center opened in 1938, and by the 1950s the area was a major retail center with plenty of new housing around it.
So one street here can hold roofs from several decades. We strip each one to bare wood, replace the boards that have failed, and fix the ventilation while the deck is open.

Excellent service from start to finish! The team is professional, responsive, and delivers high-quality work. I highly recommend them!
What sits under a mid-century roof
A Silver Spring house from the shopping-center years, the late 1930s into the 1950s, usually has plank decking, its original galvanized valley metal, and a roofline broken up by dormers. Plenty of those attics never had enough soffit intake.
Deck repair and the ventilation fix both go into the written scope, so you hear about them at the kitchen table and not on tear-off day.

Tight lots near downtown
E. Brooke Lee's family company built winding Dale Drive to open up its land, and the streets closest to downtown Silver Spring are still narrow and curving. Driveways are tight, and the house next door can sit a few feet away.
We pick the dumpster spot and the bundle drop before the crew arrives. Covering the neighbor's roof edge and yard is part of the job, not an extra.

Creeks, parkland, and a century of tree growth
Sligo Creek, Long Branch, and Northwest Branch all run through Silver Spring inside parkland, and the shaded roofs near them stay damp longer after rain. In Woodside Park the trees have had about a hundred years to grow out over the rooflines.
That canopy drops limbs in summer storms, grows moss on north slopes, and packs the valleys with leaves every fall.
On a replacement the valleys get new metal and the step flashing at each wall is woven into the shingle courses, with no sealant smeared over it. We size the attic intake and exhaust together, since an attic with exhaust and almost no intake pulls damp air into the sheathing all winter.

Storm claims and the county permit
Claim season in Montgomery County peaks from April into June, and hail that bruises a shingle without breaking it is hard to spot from the yard. For a claim we chalk test squares, count the hits on each slope, photograph the dented soft metal, and write the scope in Xactimate for your carrier.
The re-roof permit comes from the Montgomery County Department of Permitting Services. You can reach us Monday through Saturday, 8am to 5pm, at (667) 200-6656, and our Google rating is 5.0.

Watch For These
Signs a Silver Spring roof needs replacing
- Granules collecting in the gutters and shingles curling across whole slopes
- Moss or dark streaks on north slopes that stay shaded under big trees
- Valleys that fill with leaves every fall and drip at the low end
- Soft spots underfoot on an older house that may have plank decking
- Rust or pinholes in the original galvanized valley metal on a mid-century roof
Seeing one of these? Call (667) 200-6656 or book a free inspection.

Our Work
Roof replacement jobs, from tear-off to finished roof

Included on a Full Replacement
Gutter, guard and downspouts come with a Silver Spring replacement
A full roof replacement in Silver Spring includes 100 feet of gutter, gutter guard and downspouts, installed on the same job. You do not book a second visit or pay a second invoice for it. On a lot where old trees drop leaves into the gutters every fall, the guard gives the water off a new roof a clear path down.
Included with a full roof replacement. It is not a standalone service, and there is no end date on it.

How a Silver Spring roof replacement runs
- 01
Free inspection
Our owner climbs up, photographs each slope, and tells you straight whether your Silver Spring roof needs replacing now or still has some years in it.
- 02
Written scope and date
The scope comes in writing with your shingle color, the gutter package, the staging plan for your lot, and a firm install date. We pull the Montgomery County permit as part of the job.
- 03
Tear-off and deck check
Old shingles come off down to the wood. Failed planks or sheathing get replaced, and ice and water barrier goes on at the eaves and valleys.
- 04
New system and cleanup
Underlayment, Owens Corning shingles, new flashing, and ridge vent go on. Before we leave, magnets sweep the yard, the driveway, and the strip along the neighbor's side.
Working out how to pay for it? Financing is offered through Enhancify and its lending partners.

Silver Spring roof replacement: frequently asked questions
How long does a roof replacement take on a Silver Spring house?
Most are done in one day, tear-off to cleanup. A steep roof or one cut up by dormers can need a second day, and the written scope tells you which to expect. On a tight lot we plan the dumpster and staging ahead so the day goes to the roof.
My Silver Spring house is old. What will you find under the shingles?
On many older houses here, plank decking and the original galvanized valley metal. The first suburban development dates to 1887 and Woodside Park to 1922, so some decks have carried several roofs. We strip to bare wood, replace boards that have failed, and show you photos before anything goes back on.
Do big trees over the roof change how you replace it?
They change the details. Shaded slopes stay damp and valleys fill with leaves, so we put in new valley metal and ice and water barrier and size the attic ventilation. We also cover the yard and the neighbor's side during tear-off.
Who issues the roofing permit for a Silver Spring replacement?
Silver Spring is unincorporated, so it has no permit office of its own. A residential re-roof permit comes from the Montgomery County Department of Permitting Services, and we pull it as part of the job.
What comes with a full roof replacement in Silver Spring?
100 feet of gutter, gutter guard, and downspouts, installed on the same Silver Spring job. It is written into the scope, so it is settled before work starts.
